Explanation of the Role of a Buyer's Agent  Before we even begin the process of representing you as a Buyer's Agent, we will discuss with you the current agency laws that apply to the real estate industry.  We will give you a copy of the “Working with Real Estate Agents“ brochure and review it with you. This brochure is also available here on our site for your review - simply click on the "Helpful Reports" tab on the left side of this page!



Here are the general steps we take in order to insure that your home buying process is as smooth as possible:

  • Determine Your Wants and Needs                                                                      This is the single most important step. By asking you a series of questions we will establish what you are looking for. Our goal is to not waste your time by looking at properties that are not in your price range or homes that don't meet your needs. Throughout the buying process we will maintain your confidentiality and represent your best interests.
  • Help You Get Pre-Qualified
    This step will show you how much you can afford.  We can assist you in finding a reputable bank or mortgage company that can help you determine the amount of down payment you will need and the amount of your monthly mortgage payment.
  • Home Shopping
    We will use every available method to locate a property that matches your search parameters.  This will include properties listed with our office, offered through other real estate companies, as well as unlisted properties.  We will disclose all known facts about the property that are likely to affect your decision. When we find the home that meets your criteria, we will assist you in writing and negotiating the offer.
  • Writing & Negotiating the Offer                                                                           We will prepare all of the necessary paperwork needed to secure the property you would like to purchase.  We will also review the paperwork and answer any of your questions or concerns.  We will then present the offer for you and assist you with any negotiations that occur.
  • Arranging Property Inspections & Surveys                                                          We will discuss with you the appropriate inspections and then arrange to have the desired inspections and any land surveys performed by the dates that will be specified in your contract.
  • Selecting a Real Estate Closing Attorney                                                            We highly recommend the use of a reputable real estate closing attorney to finalize your purchase.  This attorney will review your loan documents with you, answer any questions or concerns you may have about the transaction, research the property to be sure you are purchasing what you think you are purchasing, and, finally, record the proper legal paperwork at the appropriate courthouse.
  • Reminders                                                                                                           We will remind you of some of the final tasks you'll need to do prior to closing: 1)arrange the transfer of all applicable utilities, 2)select a reputable homeowner's insurance company to prepare a homeowner's insurance binder for the property you are purchasing, 3)arrange to do a final preview of your home to be sure everything is satisfactory and, 4)if applicable, prepare to visit your bank and request a cashier's or certified check for the amount you will need to bring to the closing table.
  • The Closing                                                                                                         We will accompany you to the closing table and insure that the transaction is smooth.  We will review the HUD Settlement Statement with you and answer any questions you may have regarding this document.
  • After the Closing                                                                                                  We will make sure you know that you can call us at any time with any questions or concerns.  Never hestitate to call us with any of your real estate needs!
