Here is a list of most of the services we provide to our seller:

Market Analysis: One  of our main responsibilities is to arrive at an accurate estimate of value for your home, so we prepare a detailed evaluation and analysis of every part of your home to establish the best marketing price for your home - at no cost to you even if you decide not to utilize our services.  We will fully investigate the real estate market and compare your property with similar listings to make sure that you receive the highest amount you deserve for your home.

Marketing: Our marketing consists of extensive internet based advertising on the following websites:  allredrealty.com; realtor.com; listingbook.com (Listing Book); treb.com (The Real Estate Book online); karenallred.com; hpe.com (The High Point Enterprise online) and several other resources that are linked to these websites.  We are also members of the Triad Multiple Listing Service which is the system real estate agents in the Triad use in order to search for each other's data.  This system allows other members to have access to your property information (with your permission) in case they are assisting clients who are searching for your type of property!

Negotiating Offers: This can be a very emotional time - especially when the property involved is an estate that has remained in the same family since it was built or if the buyer and seller end up being related.  As a professional, you will feel more at ease with us negotiating all of the details relating to the offer.

Confirming Contract Dates: We will closely monitor your transaction to be sure that all loan commitment dates, inspection dates and closing dates are met and/or renegotiated if necessary. We will advise you of steps to take if the dates in the contract are not met.

Negotiating Repair Requests: The knowledge and experience within our company helps us to determine if repair requests are within the scope of the contract and if they are within reason.  Even when representing you as a seller, we will be honest in our advice to you as regard to which of the buyer's repair requests we feel you should address; however, we will support any decision you make in regard to our suggestions.

Access to the Property: We will confirm all appointments prior to permitting access to the property by other real estate agents, appraisers and inspectors.

Preparing to Close: We will confirm that all proper documentation is prepared for the closing of the property and we will obtain all important documents in our company file for any future reference.  We will thoroughly review the HUD Settlement Statement to insure it is correct to the best of our knowledge.  If the seller does not desire to attend the closing, we will have all necessary documents prepared ahead of time for the seller to sign.
